All existing roofing material stripped to the wood decking. Up to two layers included.
Up to 32 sq ft of decking replacement included. Additional damage documented and billed via change order at $4.50/sq ft.
Synthetic underlayment across the entire deck. Ice-and-water shield at every eave, valley, and penetration.
GAF Timberline HDZ in the color you select, installed to manufacturer spec.
New step flashing, valley flashing, and pipe boots. Existing chimney flashing re-sealed or replaced as needed.
Ridge vents inspected and replaced as needed to keep the attic dry and the warranty valid.
All debris hauled off the property. A magnetic sweep is performed across the driveway and surrounding yard to collect every stray nail before the crew leaves.
Weather-permitting. Start date confirmed after deposit, permit issuance, and material delivery scheduling.
Existing roof removed. Decking inspected and patched.
Synthetic underlayment and ice-and-water shield installed.
GAF Timberline HDZ installed across the entire roof plane.
Step, valley, chimney flashing, and ridge vents installed.
Debris hauled. Magnetic sweep. Final walkthrough with you.
If anything we installed fails because of how we installed it, we come back and fix it — on us. The shingles themselves carry the GAF lifetime limited warranty, passed through to you.
WEATHERRoofing work is weather-dependent. We pause for rain, wind, or lightning. Weather delays don’t void the timeline — they extend it by equivalent working days.
PERMITSWe pull all roofing permits required by the local jurisdiction. Permit costs are included in the project price.
INSURANCELara’s Roof is licensed, bonded, and insured under CSLB License #1097966. Certificate available on request.
EXCLUSIONSHidden structural conditions discovered during work (rotted framing, prior unpermitted modifications) are addressed via written change order at agreed rates.
GOVERNING LAWThis agreement is governed by the laws of the State of California. For residential home improvement contracts over $500, the final signed contract will include the statutory Three-Day Right to Cancel and Mechanics Lien Warning per CA Business & Professions Code §7159.
